Challenge
Despite being recognized nationally for its job growth, economic development, and overall livability, Colorado Springs faces a critical housing shortage. As ranked by the Common Sense Institute, the city has a deficit of up to 27,360 housing units, with projections indicating the need for 32,000 to 43,000 new homes by 2028 to meet demand. As the city continues to attract new residents and businesses, housing supply has not kept pace with population growth, leading to a major decline in affordability. The shortage threatens to limit access to jobs, strain infrastructure, and reduce quality of life for thousands of residents.
Solution
In response, the Grandview Reserve development was initiated as a bold, community-driven solution. Located on approximately 770 acres in the Falcon/Peyton area of El Paso County, Grandview Reserve is a thoughtfully designed master planned community that aims to deliver 3,335 new homes, along with schools, parks, a church, a recreation center, and a future commercial district.
HR Green served as a trusted advisor, forming a multidisciplinary team of professionals across multiple practice areas to design and deliver key on-site and off-site infrastructure systems. With seven dedicated project managers coordinating the complex components, HR Green managed permitting, engineering design, stakeholder engagement, and ongoing collaboration with local government, utility providers, school districts, public safety departments, and adjacent developers.
