Faced with rapid population growth and a rising demand for housing, the Nashville metro area required new developments that addressed the lifestyle needs of its expanding population. One key opportunity was the 55+ housing market, where demand for vibrant, age-targeted communities was surging. As part of the larger Providence master-planned development in Mount Juliet, Tennessee, Del Webb at Lake Providence was envisioned to fill this niche. The client needed thoughtful master planning and civil engineering services to transform a 340-acre site into a fully integrated, amenity-rich active adult community—anchored by a 13-acre lake and featuring more than 1,000 homes.

Solution

HR Green was selected to support the planning and design efforts with a focus on site engineering, infrastructure, and amenity integration. The site presented several natural constraints—an existing lake, mature tree stands, and a large drainage corridor—but those same constraints became defining features of the final design. Building upon the original master planning, HR Green helped shape the project from concept through construction.

Design Innovations and Services Provided:

  • Prioritized access and views of the central lake while preserving open space and natural topography.
  • Transformed a large drainageway into a linear open space and trail corridor, balancing stormwater function with recreational and aesthetic value.
  • Supported infrastructure development across the site, including grading, drainage, and utility coordination to serve more than 1,000 homes efficiently.
  • Designed over five miles of interconnected trails, linking homes to key amenities including a lakefront clubhouse, resort-style pool, amphitheater, and outdoor sports complex.
  • Protected mature tree lines and integrated natural topography into the layout, reinforcing a park-like atmosphere throughout the neighborhood.

Today, Del Webb at Lake Providence stands as Tennessee’s first active adult community of its kind and continues to set the standard for age-targeted housing in the region. The development not only supports long-term housing demand but also adds value to the larger Providence master-planned area and the greater Nashville housing market.
