Iowa River Landing The “Old Industrial Park” area adjacent to the Iowa River in Coralville, Iowa incorporates some of the earliest settlements in the area, including the establishment of a milling operation on the river in the mid-1800’s. This area accommodated continued industrial development in the community throughout the 1900’s but as the economic viability of some of the older industrial uses waned, other light industrial and commercial uses transitioned into the area. Much of this highly visible area adjacent to Interstate 80 had fallen into a state of disrepair and underutilized property. Howard R. Green Company was successful in assisting the City of Coralville in getting this area designated as an EPA Brownfields Assessment Demonstration Pilot. This provided the City with the ability to begin environmental assessments, risk characterization, clean-up and remediation of the area. A comprehensive Land Use Study followed. A formula for revitalizing the area, designated as “Iowa River Landing” emerged from the process as a model for commercial-oriented mixed use. The net result of the planning process included a framework for future development, general design theme built on the idea of a “riverfront district”, architectural design guidelines, and site development guidelines. Subsequently, the Howard R. Green Company has provided engineering services for the design and implementation of capital improvements to serve the area. This includes the design of approximately $9.0 million of street improvements, public utility systems, street lighting, sidewalks, storm sewer, and aesthetic components. The Howard R. Green Company is also in the process of developing an Interstate Justification Report (IJR) for modifications and improvements to the Interstate 80/First Avenue Interchange that serves as the primary access point to the entire 200-acre development. Iowa River Landing recently celebrated a significant milestone with the Grand Opening of the Coralville Marriott Hotel and Conference Center in August 2006.
